EPC’S in the rented sector
Energy Performance Certificate (EPC) – From 1st October 2008 the Client must ensure that the property has an EPC and a copy must be provided to your letting agent. This can be arranged for you please contact Thomas Blake 01579 342400 or e-mail thomasblake@jefferys.uk.com who is an accredited Domestic Energy Assessor (DEA) who will give you a quote.
From 1st October 2008 an EPC will be required whenever a building in the social or private rented sectors is let to a new tenant. i.e. when a new lease is arranged. A building can be the whole of a building or part of a building where the part is designed or altered to be used separately. ( a unit that is self-contained)
Landlords must provide an EPC free of charge to prospective tenants at the earliest opportunity and must provide a copy to the person who takes up the tenancy. EPCs are valid for 10 years and can be reused as many times as required within that period
Although as your agent we are tasked with ensuring that these requirements are met, you as the landlord will remain responsible for any breaches. These regulations are being enforced by the Trading Standards Department who can issue a notice with a £200 penalty charge per building for non compliance.
