Building Surveys

A Building Survey is a thorough service that provides full details of the property construction and condition. This type of survey is best for older style properties, properties with unusual construction methods, derelict properties or if you are planning to adapt or modify the property.

Our surveyor will tailor the report to your requirements and can provide advice on any remedial work that may be necessary. As well as all this our surveyors can recommend appropriate contractors to do the work to a good standard.

Chartered Surveyors Certificate
for New Build Properties

As well as carrying out full building surveys, Jefferys provide a Chartered Surveyor Certificate on new build projects. These Certificates are similar to NHBC certificates but involve more site inspections and support and often a lot cheaper. The Chartered Surveyor Certificate allows the new dwellings to be assigned to a mortgageable class. We have several builders that use this process and are always happy to speak to new builders or self builders to aid them with their projects.

Home Buyer Reports

Buying, selling or extending a property is a big financial commitment and it is vital that you take advice and choose the right surveyor. The RICS members are impartial, independent and work to RICS recommendations and act in your interest.

Before buying a property, contact one of our surveyors for a no obligation quote to arrange a Homebuyer Report (HBR). This will give you peace of mind and may save you money.

A HBR will provide you with a report on the general condition of the property, bringing to your attention any faults or urgent problems together with the market value of the property.

The RICS Homebuyer Service

The RICS HOMEBUYER Service includes a detailed inspection of the property and grounds, and reports it in an easy to read report. A reinstatement AND market Valuation are all included within the report together with the Surveyor’s overall opinion of the property. The Jefferys Survey and Valuation

The Jefferys Survey and Valuation report involves an inspection, report and valuation. The report is presented in a logical free flowing text format, giving you important advice at the beginning of the report on the three major areas of concern to most purchasers – structural movement, timber decay and damp.

The Jefferys Survey and Valuation can be carried out on most types of property, even those which are older and complex with extensions, or of unusual construction.

It is designed as an economical service and focuses on essentials: defects and problems which are urgent or significant which may have an effect on the value of the property – although it also includes some other valuable information.

Unlike a Building Survey, the report will also provide a valuation and insurance reinstatement cost assessment.

Countryside Stewardship

The Countryside Stewardship Agreement will have three main elements:-

  1. Higher tier
  2. Mid-tier
  3. A lower tier of capital grants including hedgerows and boundary capital grants.

Applications should commence in the middle of each year with new Agreements commencing from 1st January.

Landlord &Tenant

Jefferys can provide you with Farm Business Tenancies (FBT), Contractor Agreements or Grazing Licences. Alongside these services, we can assist you with any other matters that may arise such as rent reviews or dilapidation claims.

Jefferys can provide advice on The Agricultural Holdings Act 1986 and The Agricultural Tenancy Act 1995.

Energy Performance Certificates

Jefferys have their own Domestic Energy Assessor working from our Liskeard office.

From 1st October 2008 Clients must ensure that when a property is either sold or let it must have an EPC. Copies must be provided to your tenant or solicitor during the conveyance of the property.

EPC’s are currently valid for 10 years and can be reused as many times as required within that period.

From 1st October 2008 an EPC will be required whenever a building in the social or private rented sectors is let to a new tenant. i.e. when a new lease is arranged Landlords must provide an EPC free of charge to prospective tenants at the earliest opportunity and must provide a copy to the person who takes up the tenancy.

Although as your agent we are tasked with ensuring that these requirements are met, you as the landlord will remain responsible for any breaches. These regulations are being enforced by the Trading Standards Department who can issue a notice with a £200 penalty charge per building for non compliance.
