Why You'll Like It
Located among a handful of restored cottages and barns next to a former manor house in an idyllic rural location yet not too far from the thriving, historic village of Grampound, this two bedroom semi-detached converted barn offers a perfect balance of rural peace and convenient modern living. The original building would have been a stone and cob barn, however it has been sympathetically converted into a modern home with central heating and UPVC double glazing along with an all important high speed broadband connection. The property has a lovely lawned garden and two separate patio areas meaning that the sunshine can be enjoyed throughout the day. The location is sheltered and peaceful yet not isolated and the Cathedral City of Truro and St Austell town can be easily accessed by road from here as can the delightful Roseland Peninsula. There's a gravel driveway and parking for the property. The main entrance is a glazed door into the first floor as the property is reverse level. The upper floor is an open plan kitchen, living and dining room with vaulted, beamed ceiling and engineered oak flooring. The kitchen has a range of cream shaker style base and wall units with laminated working surfaces and a 1.5 bowl stainless sink. The electric oven, electric hob and stainless chimney extractor are built-in and there is space for the washing machine, dishwasher and fridge. There is natural light from three sides with the glazed door and window as well as a feature triangular window in the apex of the gable end which gives a lovely view of the sky above. There's a handy storage cupboard built-in and the stairs take you down to the lower level where the bedrooms are situated. Downstairs, there's an inner hallway with attractive paneled timber doors to the lower rooms. Bedroom one has a built-in airing cupboard where the electric boiler is located and a door with an opening window (similar to a stable style door) which leads out onto the sunny lower patio. Bedroom two is a generous size and has a built-in wardrobe. The bathroom is fitted with a modern white suite with ladder style heated towel rail and there is a bath with thermostatic mixer shower and glass shower screen. we particularly like the practical tiled flooring throughout the ground floor.
