A significant 5 bedroom (four double rooms), 2 bathroom detached family house offering bright, airy and very well proportioned accommodation and a private level garden. The house enjoys an ideal position close to the outstanding Golden Valley School, parkland, the Festival Way footpath–cycle way and within easy reach of the town centre amenities.

This impressive property was originally built in the early 1980’s by a respected, award winning developer and always offered very comfortable living space. However, the present owners had the house enlarged some years ago to create an extremely spacious and flexible family home with other well matched improvements. The property also offers the opportunity for a further future addition if required. At several houses of this original design the utility area has been moved into the back of the garage and the very large utility room has become a third reception room. There is also space to extend this room to provide a large open plan Kitchen–diner if required. This alteration could be carried out without a noticeable reduction of the garden which, like most of the houses in this always sought after development is of very good size.

Nailsea offers a wide range of amenities including large Tesco and Waitrose supermarkets together with many other nationally known retailers and independent shops. In addition, there are good road connections to the larger centres in the area including the City of Bristol that is just 8 miles away with good public transport links and an excellent SUNSTRANS cycle route to Bristol and elsewhere too. Within walking distance in the neighbouring village of Backwell there is a mainline railway station providing local and intercity services with direct trains to London – Paddington. Junctions’ 19 and 20 of the M5 are also both within 6 miles and Bristol Airport is also just over 6 miles distant, perfect for business and pleasure flights, but Nailsea does not suffer from any low-level commercial air traffic noise.

The House and Gardens:
A porch canopy shelters the double glazed front door that opens to a traditional reception hall with a quarter return staircase rising to the galleried landing above. There is a built in storage cupboard and doors leading to the Kitchen – Breakfast room, the Living Room and to a Cloakroom with a classic white suite and a frosted window to the front.

The Living Room is beautifully proportioned and is arranged to offer an outlook to the front with a feature fireplace and then double doors that lead through to the excellent Dining Room.

The Dining Room adjoins the Kitchen – Breakfast Room and opens to the patio and rear garden with French doors and matching full drop side screens.

The 15’ x 10’ (4.55 x 3.05m) Kitchen - Breakfast Room also overlooks the rear garden and offers space for informal dining together with a good range of wall and floor cupboards finished in Farmhouse Oak. There are ample work surfaces that extend to a matching peninsular breakfast bar. The stainless steel sink unit is inset and the surrounds are ceramic tiled. There is provision for a full size slot in cooker with a fitted cooker hood above, plumbing is provided with space for a full size dish washer and space is also available for a large American style fridge freezer. The kitchen in turn leads to a Utility Room that offers ample additional appliance space including washing machine and tumble dryer. Fitted cupboards add useful storage with work surfaces and a stainless steel sink. The gas fired boiler supplies hot water and central heating, a door opens to the Garage and a double glazed door opens to the patio area.

On the first floor an open galleried landing adds to the overall impression of space with a shelved display recess, a loft hatch and a deep built in shelved linen cupboard.

The bedrooms are very well balanced and they are all light and airy, very much a theme of the original design that has been carried through to the extension.

The principal bedroom easily accommodates a full suite of free standing contemporary furniture that may be available by separate negotiation. A broad window allows an outlook to the front and a door opens to the En suite Shower Room. Here there is full tiling to complement the white suite with a quadrant shower enclosure, a WC and vanity unit with a wash basin inset. There is a towel rail radiator and a frosted window is to one side.

The second bedroom is a superb double room with a more open outlook to the rear.

Bedrooms three and four (which is currently used as a large study with a double bed settee to one side), are able to accommodate double beds and the fifth bedroom is a good single with a built in double wardrobe-cupboard.

The family bathroom is also spacious and well appointed with a white suite that comprises a panelled bath with a thermostatically controlled shower over, a WC and a wash hand basin set in a wall to wall vanity unit with further matching cupboards. The walls are fully tiled; there is a towel rail radiator and a frosted window.

Outside:
The house is approached via a wide double driveway that provides good parking and leads to the integral Garage with an up and over door, light, power, a window to the side and a personnel door to the Utility Room.

The lawn at the front is easily managed and there are a series of shrubs and bushes to add colour.

A gate at the side leads via a path to the full width paved patio area and rear garden. The rear garden is again laid manly to lawn with a variety of shrubs and buses, a raised Koi pond, framed vegetable beds and a timber garden shed set away to one side.

The garden is fully enclosed and screened by timber panel fencing while the setting is very private with a more open overlook to the rear.
