Available for the first time since new and entrusted to Hensons to sell, a precious and much loved and almost incidentally outstanding detached family home with a double garage in a sought after Perrings area cul de sac.

This fine home enjoys a superb quiet position in the most sought-after part of a favoured and mature close in The Perrings on the southern edge of Nailsea, in a quiet position away from any through traffic. The well-designed accommodation is already spacious but it is also almost infinitely extendable and also very well priced. There are 2-3 reception rooms with a conservatory, 2½ bathrooms – one en suite, an exceptional reception hall, a kitchen, an adjoining utility room and so much more.

The House:
The property offers beautifully laid out and generously proportioned accommodation that has been well maintained since new and has never been on the market since being chosen by the fist owners long before building work commenced. No surprise then that the house occupies a superb plot, possibly the best here given the full choice that was available at the time but also this house differs from every other given that it was intended to be a 4-bedroom property but the first owners, our clients’ parents, specified 3 bedrooms, a family bathroom, a much larger principal bedroom and an en suite bathroom (since altered to comprise a shower room. This first-floor layout change does not compromise the comfortable design, and this is now very probably the largest speculatively built three bedroom detached house in Nailsea and it is almost unique having has an en suite and a utility room.

The reception hall offers an immediate sense of space and the unusually large living room continues this theme with a casement window and a bay window adding even more volume to the space.

Currently there is a separate kitchen and dining room which could be combined to form one large kitchen diner still with a separate utility room. The outlook from the kitchen is over the rear garden and a door leads to the adjoining utility room with a door beyond to outside.

The dining room also opens to the superb conservatory which sits nicely to the side of the garden and enjoys afternoon and evening sunshine but not the full midday glare and so it won’t become a furnace in the summer, what a relief!

The final room on the ground floor is an invaluable cloakroom that has been updated again in a contemporary style.

The half return staircase with a cupboard beneath rises from the hall and there is a further full height double cupboard in the hall offering superb cloaks and additional storage, just in the right place.

On the first floor a generous, part galleried landing opens to the family bathroom and the bedrooms. There is a large linen cupboard, and a hatch allows access to the large, insulated attic space above.

The principal bedroom is a superb room with more than enough space for a super king or twin beds. There is a range of fitted wardrobes, a dressing area, an outlook to the front and a door to the ample en suite shower room that has a window to the side.

The remaining 2 bedrooms are both genuine double rooms, one has a a range of fitted wardrobes and both are arranged to offer an outlook to the rear.

Finally, the family bathroom includes a bath with shower attachment over and laminated glass shower screen, a W.C. and pedestal hand wash basin.

Outside:
The house stands very well with a level driveway offering good parking and leading to the significant attached DOUBLE GARAGE with light and power connected. A third paved parking space adjoins the side of the garage and this is partially shown to the extreme left of our photograph.

A gate at the side opens to the rear garden behind the garage with access from the back door out of the utility room or from the conservatory. The garden is private and level with a broad, paved patio, a sweep of lawn, pathways and borders, a greenhouse (removable), a shed and enclosing fencing and walls.

Services:
All main services are connected. Telephone connection. Gas fired central heating through radiators. Full double glazing. High speed ADSL and superfast broadband are available with download speeds up to 500mb or better via cable. Cable TV services are also available in the close.

There is enormous potential for extension, please see our secondary floor plan as indication, subject to any necessary consents.

VIEWING:
Only by appointment with the Sole Agents: Hensons - 7 days a week.

The Town:
Still known affectionately by many as ‘the village’, Nailsea is the smallest of the four North Somerset towns but the most conveniently placed for Bristol at just 8 miles from the city.

A good range of amenities are available including large Tesco and Waitrose supermarkets, Doctors and Dental surgeries, a pedestrianised shopping centre with nationally known and smaller independent retailers, banks and professional offices.

There is high employment and the schools are good or outstanding with Nailsea School on a par with nearby Backwell.

Though well placed for the commuter, Nailsea is surrounded by pretty North Somerset countryside but with easy access to other major centres in the area and access to the SUSTRANS national cycle network with a good route to Bristol and other destinations. Junctions 19 and 20 of the M5 are less than 6 miles giving easy access to the country’s motorway network and a main line rail connection is available at Nailsea and Backwell Station which is within walking distance with direct trains to Bristol, Filton-Abbeywood, Bath and London- Paddington.
