A fabulous, detached home located in an ideal position in Nailsea with a very pretty, private sunny garden of good size and well-proportioned accommodation. The house offers spacious living space downstairs and 3 generous bedrooms together with two bathrooms upstairs. There is parking on the driveway and a superb, detached garage to the side.

The house was actually built some 20 years ago by a respected building company, but the condition of the house is ‘like new’ with light neutral decor and pristine fixtures and fittings. Unlike many newer properties, the proportions are very good with well balanced, light and airy rooms. Completely unlike many newer properties the space around the house is very good too with lovely, landscaped gardens creating a very attractive setting within a circular cul de sac arranged around a decorative central island.

The property stands prominently in the cul de sac which itself is so well placed for all the main amenities in Nailsea but quietly away from any busy roads. The High Street and town centre is just a 5-minute walk away and there are a wide range of facilities with good schools, Doctors Surgeries, Dentists, Cafés, Bars, Restaurants and a selection of nationally know and independent shops including, Boots, WH Smith, Tesco and Waitrose. In addition, there are parks, open spaces, a Gym and leisure Centre nearby too. If you are commuting out of Nailsea, Bristol is only 8 miles away and can even be accessed easily via the SUSTRANS cycle network with a good route right into the city. There are two junctions of the M5 within 6 miles and the station (main line) is under 1½ miles with direct trains to Bristol, Filton Abbey Wood, Bath, Weston-super-Mare, Taunton and London-Paddington.

This property presents a superb opportunity for a discerning buyer seeking a very comfortable home that is a little larger than similar designs at The Elms or Backwell Vale and so much more convenient for day to day living.

A further advantage here is the good energy rating of C-70, well above the national average which will ensure lower running costs.

The House and Gardens

A pillared porch leads to the reception hall, which includes a superb storage cupboard. Classic panelled doors lead to all rooms including the cloakroom W.C. and a ½ return staircase rises to the part galleried first floor landing.

The living room is particularly roomy with a lovely bay window overlooking the attractive frontage and enjoying a feeling of space with a more open outlook. This room leads via double doors to the dining room adding great flexibility for entertaining and the dining room in turn has French doors opening to the patio and rear garden.

The kitchen is fully fitted with wall and floor cupboards and laminate worktops. There is space and plumbing for a washing machine and further space for perhaps a tumble drier or dishwasher. The inset hob is gas and has a concealed extractor hood above with the electric oven-grill below. Hidden neatly in a kitchen cupboard the gas boiler has been regularly serviced and certified. There is space for a full size upright fridge freezer and the outlook is over the pretty rear garden with a door leading to the paved path and patio.

The first-floor accommodation is equally well decorated, and the layout is very good. The landing has a built-in airing cupboard with an insulated hot water cylinder and shelving.

The principal bedroom is a delight with built in wardrobes and an en suite bathroom – shower room. The other bedrooms do not disappoint either with a comfortable double bedroom at the rear with loft access and a third bedroom that is a better room than many found in other 3-bedroom properties given that there is an entirely flat floor with no awkward stairwell bulkhead. Consequently, there is enough space for a small double bed.

The family bathroom has a white suite comprising bath with electric shower over and is partly tiled. Both the en suite and family/guest bathrooms have windows which is becoming less common in newer properties to save space and simplify layouts.

Outside:

An extremely attractive front garden leads via a topiarised Yew tree/bush lined path to the front porch. The garden has some lawn as well as established low hedging and beautiful roses.

The level drive provides parking and leads to the detached GARAGE at the side of the house with light, power and an up and over door. The garage is attached to the neighbour’s garage but not to the house. There is also the potential for additional storage in the roof space if boarding was put in place and there is a personnel door leading to the rear garden.

A gate at the side leads via a path to the rear where a paved patio adjoins the back of the house and leads in turn to the level lawn. The privacy is excellent with timber panel fencing on all sides, while the lawn is framed by further shaped borders that are stocked a fabulous selection of specimen trees shrubs and bushes that create a delightful frame to the lawn would cost a fortune to plant today.

A timber garden shed that is tucked away behind the garage affords further storage space.
