Description

A wonderful unlisted detached cottage offering views over the village cricket pitch and with the Wrey Brook running behind it. Double fronted it offers two bedroom accommodation over two floors with a useful store to side and a Garden Room overlooking the garden which extends to the side with a parking area. Needing some internal redecoration it is offered with no upward chain.

Situation

Charmonie is located along the picturesque Wreyland Path wending its way from the Manor House alongside the Wrey Brook, past the Cricket Pitch and up into the centre of the village of Lustleigh itself. Lustleigh is a small village nestled in the Wrey Valley, inside Dartmoor National Park between the towns of Bovey Tracey and Moretonhampstead. The village has often been named amongst the best or prettiest villages in the country in various publications, particularly due to the traditional thatched buildings in the village centre. The location is favoured for its interesting mix of period buildings, parish church, well regarded pub, tea rooms, shop with Post Office and more recently the Wrey Valley cycle trail connecting Moretonhampstead and Bovey Tracey with connections also to Newton Abbot. The village is surrounded by glorious countryside and located within easy driving distance of Exeter about 35 minutes away and Plymouth 45 minutes in the other direction.

Accommodation

From the pathway the front door opens into an entrance hall with doors to the Living and Dining Rooms. The Living Room to the right has windows to both the north and south aspects with some partial views, an open fire for those winter nights, and a door through to the side Garden Room. This is currently more of a potting shed but could easily be improved to provide a lovely bright room overlooking its own garden. The Dining Room is also dual aspect to north and south with two store cupboards (one housing the modern condensing boiler) and a door through to the Kitchen with a rear door (adjacent to the Brook) and access at the front to the useful corrugated storage area and Cloakroom. To the first floor are two bedrooms, a bathroom with electric shower and separate WC. The main bedroom benefits from rear views over surrounding countryside. The front views are obscured by trees.

Outside

To the side of the house is the Garden (approx 68ft x 16ft or 21m x 5m). Mainly level lawn with some plant borders, fencing and the Wrey Brook running along the Southern boundary. Storage area for LPG bottles. There is a further area (approx 29ft x 16ft or 9m x 5m) which provides parking for one vehicle. Between the two areas is owned by Chamonie but provides a right of access for the neighbour behind to get to their own property. The owner of Chamonie used to drive down Wreyland Path and use the parking but it should be noted that the path is narrow at this end and would not be suitable for all modern vehicles.

Services

Mains electric, water and drainage. Bottled LPG gas central heating via condensing boiler.

Directions

From Bovey Tracey roundabout head north on the A382 and after 3.5 miles take the left turn signposted to Lustleigh. Follow this to the centre of the village and park near the church. If using Satnav use postcode TQ13 9TB to get to the centre of Lustleigh by the church. If standing with the church gates behind you look straight ahead to the Primrose Tea Rooms and there is a path which runs behind the small green down to the left. Follow this narrow path between the houses and under the old railway bridge where it follows the Wrey Brook. The cricket pitch will be on your left and the house will be found after a short walk on your right hand side. What3words location: trickled.cake.prevents
