The location is favoured for its interesting mix of period buildings, parish church, well regarded pub, tea rooms, shop with Post Office and more recently the Wrey Valley cycle trail connecting Moretonhampstead and Bovey Tracey with connections also to Newton Abbot. The village is surrounded by glorious countryside and located within easy driving distance of Exeter about 35 minutes away and Plymouth 45 minutes in the other direction.
From the pathway the front door opens into an entrance hall with doors to the Living and Dining Rooms. The Living Room to the right has windows to both the north and south aspects with some partial views, an open fire for those winter nights, and a door through to the side Garden Room. This is currently more of a potting shed but could easily be improved to provide a lovely bright room overlooking its own garden. The owner of Chamonie used to drive down Wreyland Path and use the parking but it should be noted that the path is narrow at this end and would not be suitable for all modern vehicles.

From Bovey Tracey roundabout head north on the A382 and after 3.5 miles take the left turn signposted to Lustleigh. Follow this to the centre of the village and park near the church. If using Satnav use postcode TQ13 9TB to get to the centre of Lustleigh by the church. If standing with the church gates behind you look straight ahead to the Primrose Tea Rooms and there is a path which runs behind the small green down to the left. Follow this narrow path between the houses and under the old railway bridge where it follows the Wrey Brook. The cricket pitch will be on your left and the house will be found after a short walk on your right hand side.
