Why You'll Like It

This charming character cottage is thought to date from circa 1830 and was originally two cottages which have been later connected. The property is tucked away down a private driveway and occupies a generous garden plot with copious parking and has two useful outbuildings. There is a recently converted office / gym (PA22/08107) and a former piggery (thought also to have been the village post office at one time) which makes a great surf store / bike store. Both outbuildings have plenty of further future potential for other uses subject of course to gaining any necessary consents. The cottage itself has an abundance of character intact including beamed ceilings and pretty fireplaces. The everyday entrance is now to the rear of the cottage into a useful utility room / boot room where the oil fired boiler is located along with space and plumbing for a washing machine. There's a ground floor cloakroom / WC also. From the utility you step into a spacious playroom / snug with attractive fireplace and villager wood burner (not currently in use). The beamed ceiling and deep window reveals add bags of charm. The living / dining room also has beautiful stone fire places with three in total (one in use with a Herald wood burning stove and two decorative). The kitchen is towards the rear of the cottage with a range of cream shaker style base and wall units with solid beech block work surfaces and a 1.5 bowl stainless steel sink. There is space for a range cooker and LPG bottle gas connection along with space and plumbing for a dishwasher and space for a tall fridge / freezer. Heading upstairs the primary suite is a large double bedroom with built-in wardrobe and en-suite bathroom with a shower over the bath, white WC and basin and a chrome ladder style towel rail heater. There are three further bedrooms and a family bathroom with shower bath and white suite. From some upstairs windows you can even glimpse the sea in the distance beyond Penhale sand dunes. Outside, the property has its own private driveway and a large relatively level enclosed garden plot. There is ample driveway parking for a number of vehicles and the garden has a large lawn, vegetable patch with beds and a sunny patio. Through an arched gateway in a pretty stone wall there is a sheltered courtyard garden where the sellers have considered installing an outdoor kitchen. There are two useful outbuildings, the surf store / bike store is a very old stone building which has been a piggery in the past and the village post office we understand. In addition there is a recently created office / gym / games room which has been built by converting the former garage (under planning reference PA22/08107. Both of these outbuildings perhaps offer further future potential for other uses subject to gaining any appropriate planning consent of course and are the ideal place to work from home.

Where It Is

Rose is a small village between Perranporth and Goonhavern on the North Cornish coast. The vibrant surfing destination of Perranporth is nearby where there are good local town facilities such as the co-op supermarket, golf club and a thriving high street with shops, restaurants, cafes and pubs. The famous Watering Hole pub is a bar actually located on the beach and a great place to watch the sun go down. Perranporth hosts annual music concerts on the beach and with a thriving local surf scene and surf life saving club there's plenty to do with the emphasis on a healthy outdoor lifestyle. Primary Schools are in both Perranporth and Goonhavern, and Goonhavern also has a great pub and sports clubs. Horse lovers can go riding from Reen Manor and people often ride on the beach! From the property you can walk to the network of paths which crisscross Penhale sand dunes and eventually lead to Perranporth Beach. Nearby Perranporth Golf Club is one of the top 100 links courses and has a friendly clubhouse, restaurant and bar and exceptional coastal views.

Services And Tenure

The property is freehold and has mains water and mains electricity. The central heating is oil fired and there is private drainage. The hob is fuelled by LPG gas bottles. Council tax band D
