Accommodation

A 1930's house that has been skilfully and sympathetically extended and refurbished in recent years to provide a wonderful family home with generous accommodation. Sitting in a plot of c.1 acre the property is set on the outskirts of Wells and is within a level walk of the city centre. Definitely a property to view to appreciate both the convenience of its position and stylish interior. The accommodation comprises entrance hall, cloakroom, living/family room opening into a large kitchen with vaulted ceiling and custom-made units with a verandah running to the rear, sitting room with feature fireplace and triple aspect, dining room or playroom, utility room, three first floor bedrooms (one with en suite shower room) and a family bathroom with freestanding claw foot bath and separate shower and on the top floor a further bedroom with a particularly large en suite bathroom (also with separate shower). Gas fired central heating. Double glazed throughout.

Outside

Gardens of c.1 acre with ample hardstanding for a number of cars and the footings for a timber framed double garage. To the front is a long driveway which leads to a five bar gate opening onto a gravelled parking area with hardstanding and turning. Large lawned garden to the front. Footings for a timber framed garage. N,B. The area to the front of the property is classed as agricultural use. The garden to the rear is mainly laid to lawn with a terrace running for the width of the property and including the verandah. Outside water tap. Outside lighting. Several mature trees provide shelter and areas of shade for the garden. Keward Brook runs along the back of the property. Mains electricity and gas. Private Drainage. Water is supplied by a private bore hole although mains water is available.

Location

Set on the southern edge of the city with lovely views to the rear. Wells is the smallest city in England and offers a vibrant high street with a variety of independent shops and restaurants as well as a twice weekly market and a choice of supermarkets including Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe). Bristol and Bath lie c. 22 miles to the north and north-east respectively with mainline train stations to London at Castle Cary (c.11 miles) as well as Bristol and Bath. Bristol International Airport is c.15 miles to the north-west. Of particular note is the variety of well-regarded schools in both the state and private sectors in Wells and the surrounding area.

Directions

From Wells take the A39 towards Glastonbury. Continue past the Police Station and shortly after the tile centre there is a driveway which leads to the property.
