The site lies within the small rural hamlet of Tregellist which is just over a mile from the popular village of St Kew and a few miles south of the picturesque fishing village of Port Isaac on the Atlantic coast. The surrounding villages offer a range of amenities and the main A39 is easily accessible from this location.
The site is a former agricultural yard which extends to almost 0.5 acres, measuring approximately 62 metres in length and 31 metres at its widest point. The proposed development is for the removal of the existing agricultural buildings to allow for the construction of two detached dwellings with reverse style accommodation and a shared access in between. Internally each house will provide four bedrooms (master with en-suite shower room) and a family bathroom on the ground floor. The first floor will comprise a spacious open plan living/dining/kitchen area, pantry, utility room, cloakroom and a balcony with south facing countryside views. Externally the houses will benefit from good size gardens, ample parking and a detached garage.
Conditional planning permission was granted by Cornwall Council on 22nd June 2018 under Application Number:- PA18/00267.
Copies of the decision notice, proposed floor plan/elevations and site plan are available from the Lostwithiel branch of Jefferys. Alternatively all planning documents can be viewed and downloaded from the 'Online Planning Register' of the Cornwall Council Website:- www.cornwall.gov.uk
The proposal is that each dwelling will be connected to the mains electricity and water supply with private foul drainage served by separate treatment plants. However, interested parties should make their own enquiries into the likely connection costs.
From the A39 follow signposts towards the village of St Kew and go past the 'St Kew Inn', before taking the next left-hand turning towards Trewethern. At the next junction turn right passing St Kew Primary School and keep going until you reach a left-hand turning signposted for Tregellist. Continue on this road until the site is identified on the right.
