This land is situated close to the former market town of Lostwithiel.
The land is in six enclosures which are either gently sloping or level.

FARM BUSINESS TENANCY
The land is to let under a three year Farm Business Tenancy from the 29th of September 2020.
A copy of a draft Farm Business Tenancy Agreement is available for inspection at the Agents office during normal business hours.
The Landlord will be responsible for paying the costs of preparing an appropriate Farm Business Tenancy Agreement subject to the Tenant contributing £200 + VAT towards these costs.
The Tenant will be obliged to keep the property in repair. The property is to be left in no worse a condition than at the commencement of the Tenancy.
The land is currently all pasture although some of the fields could be broken if required.
There is no water supply to this land nor any mains services connected.
RIGHT OF WAY, EASEMENTS AND WAYLEAVES
There is a public footpath crossing the land. The land is otherwise let subject to all existing Wayleaves and Easements whether specifically mentioned or not. The Landlord will retain the benefit of all Wayleave payments in respect of any apparatus situated on the land.
The land is not subject to any Environmental Stewardship schemes. Entry of the land into any schemes will be at the Landlord’s consent which will not be unreasonably withheld.
BASIC PAYMENT SCHEME
The BPS Entitlements will be transferred to the Tenant to be held in trust for the Landlord. The Tenant to make a claim each year under the Basic Payment Scheme and to pay the Landlord an additional rent representing the amount of the Basic Payment received by the Tenant from the Rural Payments Agency in relation to the property. The additional rent shall be payable within fourteen days of receipt by the Tenant together with copy documentation to confirm the amount.
No VAT will be charged in addition to the successful rent tendered.
The land is not known to be within any designated areas.
The prospective Tenants to submit their tender on the attached form on or before 12 noon, Friday 21st August 2020. The highest nor any tender will necessarily be accepted. The successful applicant will be notified on or before Friday, 28th August 2020.
